I’m not one to panic. But I’m seeing something in the NYC Market today that doesn’t happen very often. I mean, not like that once-in-82,000-years rare, not a hunter’s moon, and not once-in-a-lifetime, either. But a moment that is at least quite rare in real estate: The win-win situation.

How often can you, as a buyer or seller, get a good deal AND have the other side feel really good, too?

Right now, prices are slightly down—a win for buyers. And while inventory is down, it’s a market where sellers can strike a price with eager buyers, and move onto greener pastures, with mortgage rates softening.

Pretty soon, buyers will feel like they missed the boat. And as mortgage rates continue to go lower, more sellers will bring their homes to the market. We don’t expect massive price appreciation in the near term.

So buyers & sellers: what are you waiting for?
