Everyone is Sick of Waiting

I am convinced that buyers and sellers are sick of waiting. How do I know?

  • We did 40 million dollars of business in the last two months of the year.
  • Contract activity is up 17%+ year over year (UrbanDigs link here)
  • Buyers are contacting me, ready to start looking
  • Sellers are ready to move on, too, and based on the calls I’m getting, wouldn’t be surprised to see a flood of inventory starting Monday, January 6th.
  • Companies are demanding people get back to the office (Work from Home Is Dying? Link here)

I know that the plural of anecdote is not data. But there’s enough data out there beyond my team’s experience to give a strong sense that 2025 will be a return to health. We will see a normal sales volume. Heck, we’re already seeing it.

Wait, and Don’t Wait

If you want to wait for the numbers to demonstrate this, then sure—wait until April 1st to pull the trigger.

But don’t wait to start getting educated. At least you’ll have a leg up when you see the right property.

And if you’re a seller, and you’re waiting for a sign, there is absolutely ZERO reason to wait…unless you want to wait for years:

  • Prices are relatively stable over the last few months
  • Prices are unlikely to rocket up with any increased demand later in the year, because increased inventory will satisfy that demand

2025 is poised to be the year of recovery for the New York City real estate market.
